Executor’s Checklist

The Executor's Checklist for an Inherited Home

The practical steps families most often miss in the first ninety days, in the order they usually need to happen.

Being named executor or administrator means a long list of duties landing on you at the worst possible moment. This checklist covers only the real estate side of that list, written plainly, so you can see what is ahead and tick items off as you go. Work through it at your own pace, bring it to your attorney, and call (208) 863-3493 when you want a second opinion on any line.

  • 1 Locate the will and confirm in writing who has authority to act for the estate
  • 2 Secure the home: change the locks and confirm the insurance is still active
  • 3 Keep the utilities on so the property can be maintained and shown
  • 4 Gather the deed, the mortgage statement and the most recent property tax bill
  • 5 Ask the attorney whether court approval is required before the home is listed
  • 6 Sort belongings into keep, distribute, donate and discard before any showings
  • 7 Get an honest opinion of value before agreeing on a price with the heirs
  • 8 Decide together whether to sell the home as is or make limited repairs
  • 9 Put every heir on the same written update schedule so no one is surprised
